Power Back-up: Generator facilities with adequate capacity will be available for Common area lights, motor pumps and Lifts.
TYPE OF CONSTRUCTION
RCC framed structure with 200mm thick solid concrete block masonry wall infill.
Generally outer walls will be 8” and inner partition walls will be 4” thick.
Ceiling height will be 9.5’ approximately except in the toilet wall where it will be 8’ 5”.
Walls will generally be plastered outside and inside.
Inner walls with TRACTOR EMULSION finish (ASIAN/ICI/Equivalent) with Alteh patty and Primer.
Ceiling with white cement painting.
Outer walls shall have 2 coats of EXTERIOR EMULSION PAINT with 1 coat of primer.(ASIAN/Equivalent).
In the Toilets, walls will be covered with plain pastel shades CERAMIC TILES (Orient/Equivalent) up to a height of 7-ft.
In the utility area plain colour (Pastal Shades) ceramic tiles upto a height of 3-ft and length of 9-ft.
Entire flat except Bathroom, Kitchen Service & Balcony with 2X2 VITRIFIED TILES (Orient/Equivalent).
Kitchen Service & Balcony’s with 1x1 plain colour CERAMIC TILES. (Orient/ Asian/Equivalent).
Flooring in all toilet areas will be of 1x1 Non-Skid Tiles. (Bell/Orient /Equivalent)
TEAKWOOD main door frame with B.S.T flush door finished with lacquer varnish.
Main door will be provided with GODREJ ULTRA LOCK, one aldrop, safety chain, peep hole, brass keels and tower bolt.
All the other doorframes will be with good quality country wood.
Bed Room doors will be MASANIET Skin door, painted on both side with one lock and tower bolt. (Godrej/Equivalent).
Toilet door will be one side POLY-URITH COATING flush doors. Enamel painting finish on both sides will be provided with aldrops and baby lock. (Godrej/Equivalent).
All the door fittings will be of STAINLESS STEEL.
WINDOWS AND VENTILATORS
Steel grills (painted Black colour) will be provided with all windows and ventilators.
UPVC sliding window will be provided.
Ventilators will be of wood frame fitted with glass louvers.
Ventilators will be enamel painting finish.
Black granite Slab including shamphering for kitchen table top will be provided.
Single bowl stainless steel sink with Drain board (Nirali or equivalent) will be provided.
2 feet dado above the kitchen counter in Plain coloured ceramic tiles. (Asian /Orient/Equivalent).
Kitchen will have two taps (Parryware/Equivalent).
PLUMBING AND SANITARY FITTINGS
Outer Lines with P.V.C. FINOLEX/VARUN/Equivalent and internal Concealed Piping will be CPVC/Equivalent.
All closets and wash basins will be provided in PARRYWARE.
All C.P. fittings will be PARRYWARE.
All toilets will have EWC closets with wash basin and diverter with provision for geyser.
Washing machine point will be provided.
One bore well and One drinking water sump will be provided.
Adequate over head Tank will be provided.
Lofts: will be provided in all Bedrooms and Kitchen.
Concealed Three Phase Electricity supply with Havells/Equivalent, M.C.B. adequate light, fan and Plug Points.
Power point for split A/C will be provided in all bed rooms.
Exhaust fan provision will be provided in Kitchen and all Toilets.
Switches will be of M.K IVORY/Equivalent.
Separate meter for lighting in common areas, lift and the Pumps.
Each Allottee shall have an independent 3 Phase Electrical meter connection.
Name Board: Stainless Steel Name Board will be provided.
Letter Box: Individual letter box will be provided for each flat owner at the entrance.
Flat No:Individual Flat Number will be provided in the entrance of each flat.
TV Line: Concealed PVC pipes for TV cable will be provided with two entry points one in the living room and the other in the master bedroom.
Telephone Line: A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to two points in each flat, one in the living and the other in the master bedroom.
Landscaping: Will be provided in chosen areas.
Common Area: outside the building will be provided with paving block.
Car Parking: Will be numbered and lines will be drawn.
Servants Toilet: Will be provided.
Pest Control: Will be done.
Compound Wall: Will be provided on all sides, retaining existing walls if any. Roadside wall will be built to design as specified by the Architect with gates.
